Development Services Purpose

The City of Aubrey's Development Services Department is responsible for coordinating land and building development throughout the City. In partnership with other City departments, Development Services helps homeowners, business owners, and those in the commercial industry plan and execute development projects.

Development Services is your resource for initiating your development process assuring consistency with adopted plans and regulations and responsible for the administration of subdivision plat and site plan review, rezoning applications, variances and long-range planning functions including annexation, demographics, and GIS.

Development Process

1. Project Concept Discussion

Anyone interested in developing a piece of property, constructing a building, or remodeling or changing the facade of a piece of property should contact the City's Development Services Department as early in the process as possible.

2. Preapplication Meeting

Staff may schedule a meeting between you and key staff members prior to the start of your project. The kickoff meeting provides an opportunity for you to provide an overview of your project and to pose any questions you may have to key City staff. Staff will provide all relevant information you need to get the project moving along.

3. Application Submittal

Submit applications, plans, plats, and fee payments to start the process in getting on the agenda for Planning and Zoning and Council meetings.

4. Development Review Team (DRT) Meeting

After submitting your application, you will work with the Development Review Team (DRT). The DRT is comprised of representatives from the Development Services Department, Engineering, Public Works, Planning, Police and Fire Departments. The staff from these departments will review all submittals.

Upon successful completion of the DRT review process, site plans, zoning, and platting items are reviewed at a Planning and Zoning Commission meeting. At that time, they may be approved, tabled, or denied. If approved or if denied and appealed, the site plan, zoning, or platting item under consideration will be reviewed at a City Council meeting. If approved by the City Council, you will move into the construction phase of the project.

5. Building Plan Review

Upon successful review of building plans, the permit manager will prepare a building permit.

6. Construction and Infrastructure Improvements

Depending on the scope of the project, you may have pre-construction meetings for public improvements, building construction, fire, or any combination of the three. Once a project is approved by the City Council, the permit manager will contact you to schedule the pre-construction meeting prior to issuance of a permit and the initiation of work.
